Setting Up Utilities One of the first steps when moving into your new home is setting up essential utilities, including electricity, water, gas, internet, and waste disposal. Contact local providers ahead of your move-in date to ensure services are active when you arrive. Keeping a list of service providers and their contact information can help streamline this process. I will have a list of my "preferred vendors" list. I have real estate lenders, main line bank lenders, credit unition lenders, VA, and FHA lenders, and hard money lenders with stated income lenders. I have access to the best home inspectors, appraisers, and contractors, with those other inspectors that are not typically used, unless a specialty is needed, I have access to all of those as well. Be sure to move your utilities before the seller cancels theirs, this way you will not have to pay a reconnection fee, or at least that is what the utility companies promise.

Moving Tips Moving can be a stressful experience, but careful planning can make the process smoother. Here are some tips:

• Hire Professional Movers: Use reputable moving companies to ensure your belongings are handled with care.
• Label Boxes: Clearly label each box with its contents and the room it belongs to.
• Pack Essentials Separately: Keep essential items like toiletries, a change of clothes, and important documents in a separate box for easy access.
• Change of Address: Notify the post office, your bank, and other important institutions of your new address.

Home Maintenance Regular maintenance is essential to keep your home in good condition. Create a maintenance schedule for tasks such as cleaning gutters, servicing the HVAC system, and inspecting the roof. Addressing small issues promptly can prevent larger, more expensive problems down the line.

Home Improvements Consider making improvements to enhance your home's value and comfort. Simple upgrades like fresh paint, new fixtures, or landscaping can make a significant difference. I can recommend trusted contractors and vendors for any larger projects you may have in mind.
