S1E10 - Building New or Buying Existing Multi-Family Apartments w/ Nick Legault

Nick Legault was working full time as a design engineer when he picked up his first property. After he was downsized by his employer closing in 2015, he went into investing full-time, as a developer, contractor and investor. He now owns or co-owns 100s of properties and buildings and now sells as many as he buys, and he explains the concept of de-leveraging. This podcast will reinforce how investing in multi family properties can supercharge your portfolio to massive levels.

What You’ll Learn:

  • How Nick got his start in investing
  • How his employed closing spurred him into real estate full time
  • Why his goal was $100 Million but once reached selling as much as he was buying
  • How to use debt and leverage to be able to scale
  • How debt can become the enemy when the market turns
  • Most successful investors also de-leverage
  • Why in Nick’s opinion the first 10 years of investing is not freedom and carefree but WORK
  • How Nick things and evaluates deals
  • Defining market economics
  • A breakdown of construction costs in this current market and how Nick gets things done
  • Some of his current projects and how they aligned to his highest and best use
  • And MUCH more!
