In this episode, I have the pleasure of sharing a recent conversation I had with Brooke and Christian Torres. With years of experience in the trailer park industry and real estate investment world, they started their own business and quickly scaled an impressive real estate portfolio consisting of trailer parks and RV resorts across the country. Today, they share their story, including growing a trailer park portfolio to $100 million in one year's time. This husband and wife duo bring an incredible energy and drive to the table that is sure to captivate you. Join me for this informative and exciting conversation! Here are some power takeaways from today’s conversation: The power of being relational Lessons learned from hiring a contractor Flipping a trailer park portfolio Tapping into the power of mentorship Episode Highlights: [10:09] The Power of Being Relational to Become Transformational When it comes to building relationships, focusing on commonalities is key. By avoiding transactional interactions and instead seeking to connect with others on a deeper level, you open up the potential for long-lasting and meaningful relationships. Whether you're living in a high-end building like the Porsche Design tower, or simply meeting new people in your day-to-day life, take the time to ask questions and show interest in their lives and this will lead to unexpected opportunities. Rather than forcing transactions, let trust and connection grow naturally over time. This approach can lead to lifelong connections with high-performers and successful individuals who can help you achieve your goals. [33:54] Flipping a Trailer Park Portfolio Brooke and Christian's experience in growing a trailer park portfolio can be attributed to their prior success in business. As co-CEOs of a company focused on RV resorts and mobile home parks, they were able to increase revenue from $6 million to over $25 million in just two years. The company had a portfolio valuation of $100 million when they joined, and Brooke and Christian leveraged their skills to take it to an impressive $400 million valuation. Their commitment to building the company over two years resulted in annual revenue of $25 million. This experience gave them the expertise and confidence to start their own business and scale it rapidly to become industry leaders. [37:32] How Brooke and Christian Leveraged Their Past to Build a Trailer Park Portfolio Brooke and Christian's experience in scaling a company provided them with invaluable knowledge about what not to do. They used this insight to approach their own business with a clear plan of action. After taking massive action, they repositioned properties that they knew fit the model of a successful company they had previously worked with. This allowed them to accumulate a valuable portfolio that was attractive to potential buyers. Ultimately, they sold $78 million worth of their portfolio to the other company, while keeping three properties for themselves. Their ability to learn from past experiences and leverage that knowledge enabled them to build a profitable trailer park portfolio. Too many people lack stable housing, but how do we solve that crisis? One method is creating affordable housing, but that's not a permanent solution. Enter Mike Kaeding: he aims to rebuild the housing system in America. He wants a solution that ends the problem permanently. Tune in to find out how he leverages business success into a solution to one of America’s biggest problems. Here are some power takeaways from today’s conversation: The long-term solution to housing in America Why you should (or shouldn’t) get unaccredited investors Hire the right people for your company Episode Highlights [02:38] Mike’s BHAG Mike's company, Norhart, reduced construction costs by 30%. They aim to rebuild the housing system by building more housing. By increasing the supply to match the housing demand, they hope to bring prices down. [10:05] Mike’s Journey Mike’s company has thousands of units, but their platform is construction. They do all manufacturing and most trades in-house as well. Mike's parents started the company, but he's been involved even while young. He initially didn't want to be part of the business, but his dad encouraged him to take over. The company doubled in size every few years. [14:36] Finance Talks Banks typically fund 75% of a project, but the true constraint is human capital. Mike's company needs top talent. They've recently opened up to outside investors and are considering removing the bank so investors can get more returns. They've also created a system to get around the problems of accepting unaccredited investors. Notable quotes from the Episode: [07:18] "The average American's salary, about 30% of that goes to housing. My dream is to make that 15% rather than 30%." [09:51] "How do we make the whole system, how do we figure out the whole nation to be affordable in the next five to ten years?" [12:05] “I didn't really know what I was doing, but I think that was sort of the magic because we could start questioning everything. Like, why is construction done the way it's done?” [30:01] "The number one thing that I learned, and it totally changed the game of our company from growing at meager rates to now growing very substantially and seeing a radical improvement in this industry is one simple thing: It's hire the very best people." When you need a job done, should you figure out how to do it, or find someone else to do it? If you want to make money, it’s the latter. In this episode, Justin Ledford explains how to make money through subcontracting. Rather than do something yourself, find the people with the expertise. Connect them with people who need work done. Tune in to the episode to find out how to use subcontractors to create a win-win situation for everyone involved. Here are some power takeaways from today’s conversation: Find the best people for the job What “sales” really means Learn the Triad of Life You don’t need to buy a company in an industry Episode Highlights [04:24] Sharing the Dream Justin had a dream of retiring before 40 and living in Costa Rica. He was a sales guy but saw his wife working late at night. Together, they decided to start a company. He invested in mentors to learn the best way to start a roofing company. After that, he began teaching others to do what he was doing. [13:27] Transitioning from Houston to Costa Rica Justin’s family lost a lot of money when he was young. He had to grow up quickly. That experience taught him the value of money. He started hustling and saved more money than the adults in his life. [24:39] Getting into an Industry You don’t have to buy a company in an industry. Justin instead contacts subcontractors and connects them with people who need jobs done. His two moneymakers are insurance companies and the government. [36:36] Two Stories of Success Ralph, a home builder, contacted Justin through YouTube. He makes six figures per contract through government jobs. Another story is that Justin took a government contract and found the best subcontractors to do the job. Notable quotes from the Episode: [03:09] "It's not necessarily the money that makes me thrive anymore. It's more about the impact and following my passion." [12:40] “I always follow the rule: ‘Always win on the buy.’ My second rule is: ‘Always win on the buy.’” [16:31] "I've already geeked out on the industry. I studied how to be a good roofing salesman. I already own the business, so I knew about it. But I didn't master my craft." [33:56] “You’ve read the book, Who, Not How ? We have people who are getting them done. Setting goals is essential for growth, but we must clearly understand our values, priorities, and direction in life before we can set them. We will discuss why finding clarity is necessary to accomplish our goals and why making time for ourselves is essential. By the end of this episode, you will better understand why finding clarity is essential for achieving your goals and have practical tips on gaining it. We discuss how we can be as intentional as possible toward our goals and experience the life we desire. Join us for this episode as we ignite your journey toward finding clarity and achieving your goals. Here are some power takeaways from today’s conversation: Reconciling where we are and where we want to be Chase the dream Maintain meaningful connections Have a vision Episode Highlights: [3:01] Reconciling Where We Are And Where We Want To Be We want to be clear with our goals. The first step in doing this is reconciling where we are and where we're going. New goals have been achieved, and pivots need to be made for new ideas. Spend some time finding clarity on what we need to do daily and how those activities would add to our overall goals. [12:05] Chasing the Dream Our actions should inspire our kids when they see us living our life. Make them feel inspired to live the life that we’re living. So not only are we supposed to chase our dream and show that to our kids, but we also inspire them to do the same thing. We need to make sure our goals are identified and then make them happen. [13:21] Maintain Meaningful Connections If we're not intentionally doing things, then we're just existing. We must keep track of who we have meaningful conversations and with whom we connect. It is important for us to be able to live the life that we want to live. [39:15] Have a Vision We have to think big and have a vision. Without a vision, how will we know if we're going in the right direction? Thinking big means getting a clear vision that can lead us to the clarity we aspire to achieve. Be clear on what we need to do today to win the day so that we can wake up tomorrow knowing that yesterday was fruitful and successful. Notable quotes from the Episode: [13:19] “If you're not intentionally doing things, then you're just existing.” [25:39] “Without a vision, how will you know if you're going in the right direction?” [40:10] “Find out where you want to go, and then get around other people who are already there, and you'll become like them.” [40:22] “People get where they want to be because they are intentional about it.” Resources Mentioned: Connect with Wyatt Graves: LinkedIn | Website The Mentee Podcast: Website | Apple | Spotify…
You have the power to become who you want to be. The decision-making process begins with elevated thinking. It is shaped by self-imposed life messages and accelerated by surrounding oneself with the right people. Keith Craft, founder and lead pastor of Elevate Life Church, joins me to discuss his principles of leadershipology. He is the author of the best-seller, Your Divine Fingerprint . A millionaire before becoming a pastor, Keith has gone from making his dreams come true to helping make others' dreams come true. Through ministry and his leadershipology, Keith’s mission is: “To be a loving leader, mentor, and motivator (coachivator) of biblical excellence that helps people reach their full God-given potential.” What life messages should you live by? How does your God-given uniqueness provide an answer? Why is who we align with important? Tune in to the episode to start elevating your life today! Here are some power takeaways from today’s conversation: Align yourself with who you want to be Build your life on your life lessons Leave an imprint that only you can leave Elevate your thinking to elevate your life Episode Highlights: [12:53] From Words to Life Messages Avoid following life messages others impose. It can lead to insecurities when we fail to meet their expectations. Instead, we should decide our life messages to live by. We have the power to establish meaning in the words that make up life. [20:50] What Our Unique Fingerprints Mean Humans share 99% of DNA, making us more alike than we would normally think. Amongst our uniqueness is our fingerprints. No one else will ever have our same fingerprints. God made it so we can fulfill our purpose of leaving an imprint that nobody else can leave. [27:08] Thinking Before Being Thinking usually takes a backseat and is controlled by individual preferences. But how we think determines our attitude and how we live. It also creates our words, leading to our life messages. We must elevate our thinking to find the right messages to live by. [40:59] Getting What We Decide, Not What We Deserve We have preconceived notions of what we deserve in life. Sometimes we act upon these notions to demand and seek happiness by leaving or quitting. But happiness is a choice. We have to decide what we want and then choose to become the person who can get it. Our thoughts determine decisions. You derive so much value from having good people around you. Sometimes, you can be that good person. Parents are their children's first mentors; one skill they need is financial literacy. I interviewed Clifton Corbin, author of Your Kids, Their Money , who also updated The Richest Man in Babylon so that parents can teach their children how to handle money. Imagine what it would be like if you were money-savvy in your early childhood. How successful would you be today? Tune in and find out how to become the mentor to your child — or the people around you. Here are some power takeaways from today’s conversation: Resources to teach children financial literacy Why we need relationships and not just money You’re more qualified than you think to talk about money Why everyone benefits from a mentor Episode Highlights: [3:37] Fundamental Texts for Financial Literacy The Richest Man in Babylon is a fundamental text but an ancient book. Clifton worked with his ten-year-old son to modernize it and wrote Your Kids, Their Money to help parents. [12:26] The Value of Relationships For Clifton, relationships are just as meaningful as wealth. A sense of wholeness and fulfillment comes from financial security and healthy relationships. You need the whole package. [19:24] The Domino Concept Part of financial literacy is learning which domino to tip so that your money makes more money. The key is paying yourself first, meaning some portion of what you make goes directly to you. It's an investment in yourself. [33:01] Clifton's Tips for Parents Parents are their children's first mentors. They have to teach them financial literacy and the power of relationships. Talking about money can be uncomfortable, but we must prepare our children. Notable quotes from the Episode: [14:04] "It's about surrounding yourself with people who not just share your values, but who have also invested in you and invested in your well-being." [19:39] "Pay yourself first." [38:36] “You know how to earn, you know how to save, or you know the ramifications of not doing some of these things. For entrepreneurs, investments can help us reach our goals, make a profit, and grow our businesses. Learn to build good relationships with investors to create an investment fund. Dallon Schultz, President of REV Equity Group, shares his expertise in nurturing relationships and creating funds to invest in the business. How can investment and equity funds benefit us, our team, and our customers? What should we know to set up an investment fund? Tune in to the episode to learn more about investment funds and how to create one! Here are some power takeaways from today’s conversation: Relationships can change your life Sharing profit and getting investments Starting an investment fund The importance of a securities attorney Aligning and connecting with your investors Episode Highlights: [09:06] Connecting the Investor With the Deal Many successful entrepreneurs have the mindset of building and nurturing transformational relationships. REV Equity Group is a private investment firm that realized the importance of these relationships. Dallon and his team noticed a disconnect between investors and operators and saw the need to bridge this gap. [18:43] Getting Customers Invested Profit sharing can get the team, consumers, and investors more deeply invested in the company. To do this, be aware that there are multiple layers. In most situations, you have more than one customer. Find what connects them, and remember to consult with a securities attorney before you raise capital. [29:46] The REV Equity Fund REV's fund works in two ways. They can use the fund to buy shares in a company purchasing a property. Meanwhile, a tenancy-in-common structure is more of a partnership. They purchase a big percentage of the ownership. Their fund should generate enough profit interest to distribute to investors and hit their target returns. This works with multiple investments as REV underwrites the many deals that flow into the fund. [40:18] Setting Up Your Own Fund Stress test your ideas before you set up a fund. Ask your network for their insight. Having a fund involved in several unrelated things may deter investors. Consult with a security attorney. Often, they can provide ideas and suggestions to help set up your investment fund. Notable quotes from the Episode: [14:39] “We're bridging that gap between the investor and the operators.” [24:08] “Before you raise capital, consult with a securities attorney.” [35:16] “If we're bringing in half of the capital, we absolutely want to have more of an involvement and say in how that deal is operating.” Resources Mentioned: Connect with Wyatt Graves: LinkedIn | Website The Mentee Podcast: Website | Apple | Spotify VIP Private Mastermind Event Middle Class to Millionaire by...…
Have you been contemplating joining your first Mastermind and worried if the investment will be worth it? In this episode of The Mentee Podcast, Natalee Champlin joins us to share her Mastermind journey and how it has helped her uplevel herself and her business. She also shares the value of surrounding yourself with intentional and affluent people. Want to know how you can improve your life and business with Mastermind? Tune in to the episode to learn all about it! Here are some power takeaways from today’s conversation: Investing in Mastermind is one way of being intentional with who you surround yourself. Develop an abundant and affluent mindset. Whatever energy you possess is what you project and attract. Sometimes, a leap of faith makes the difference. Episode Highlights: [02:02] Natalee’s First Mastermind Event Natalee joined her first Mastermind in 2018. She remembers stressing out over the $5,000 sign up fee, until she gained insight that joining will help her gain clarity and build relationships with other intentional people. Five years later, Natalee now invests $30,000 a year in Mastermind. [05:36] My First Mastermind Event I have been an entrepreneur for 15 years before joining my first Mastermind. Like Natalee, I also struggled with the $5,000 because I was still rebuilding my house from a flood without insurance. What made me go all in was Jim Rowan's quote that "We are the average of the five people we spend the most time with.” Investing in the Mastermind is how I surround myself and build relationships with intentional people. [07:31] Scarcity vs. Abundance Mindset In making business decisions, you can be someone who decides from a place of abundance and affluence or someone who bases decisions on price. Choose to surround yourself with affluent people until you become one. Remember, whatever energy you possess is what you project and attract. [09:52] Taking Leaps of Faith Finding the $5,000 to sign up for your first Mastermind can be a challenge. But the key is to be resourceful and make the money possible. Commit and believe in your heart that you are on a trajectory bigger than where you are now. Remember that every time you seek transformation, it can feel like being in a triangle that is getting smaller and darker. But, when you take a leap of faith, the triangle inverts and you will be at the top with opportunity, abundance, and expansion. Notable Quotes from the Episode: [03:09] “Being open and vulnerable is what allows you to build real relationships with people.” [09:27] “Whatever energy you possess is what you project and therefore attract.” [10:30] “It's about you making this internal commitment of, ‘I already know in my heart of hearts, that I am on a trajectory that is bigger than where I'm at now.’” Resources Mentioned: Connect with Wyatt Graves: LinkedIn | Website The Mentee Podcast: Website | Apple | Spotify Connect with Natalee Champlin:…

1 S5E64: The Fastest Way to Get Out of Being Lost is to Get in the Room with People Who Aren’t Lost 35:59
Everyone wants clarity, but they're not only seeking clarity out of confusion or because they're lost. It's because they crave more. They know they're meant for something more but need to learn how to get there. There is no better place to find clarity than at a Mastermind event with other people who are on the same path or, in some cases, have already been there. Deborah Cornella, Sales and Marketing Specialist, joins me to talk about finding clarity, getting out from being lost, and connecting with intentional people. Tune in to the episode to learn how to make intentional connections! Here are some power takeaways from today’s conversation: Choose the five people you surround yourself with Being called out has benefits Don’t rely on your fallback Know your blind spot Episode Highlights: [7:04] Are You Looking for Clarity? When you feel lost, you look for clarity. But it's not just because of confusion — it's also because you want more than what you have right now. The best place to discover clarity is with people on the same path, journey, and in some cases, those who have already found it. If you are feeling lost, the fastest way to get out of being lost is to get in the room with people who aren’t lost. [11:28] You Need to be Called Out Tough comments help you grow. Being called out on your shortcomings can create an environment where everybody knows your stuff. Someone should call you out when you're hiding behind something or not doing something you should or could be doing. A good plan and idea aren't enough — you must follow through. Someone calling you out can help you pull the trigger on what you want to happen. [17:29] Stay Connected To Be Connected With Our Goals You have to connect to people to stay tethered to your vision and desired future self. You leave knowing someone who will hold you accountable. [24:55] You Can’t Afford Not To Don't fall into the trap of saying you lack time or will do something tomorrow. You should say, "I can't afford not to." Just do it. Stop making reasons about why you can't. Remember: you have to follow through. Notable quotes from the Episode: [10:13] “I knew that the fastest way to get out of being lost was to get in a room with people who weren’t lost.” [15:43] “I took everything I learned there and everything I learned from the one thing and everything I learned from the previous Mastermind I've been in to ramp myself into the top producer within three months.” [33:35 ] "Just do it. Are you just going through the motions of life? Or are you living it to the fullest? It may be time to change your perspective. Going from a “have-to” to a “get-to” view is an eye-opening experience that can help you be intentional about the choices you make every day. In this episode, I discuss the difference between a “get-to” and a “have-to” perspective. I talk about how you can face the trials and tribulations required to Get-To the other side of this goal that you want, as opposed to the “have-to” perspective. Are you ready to change your perspective? Tune in to the episode to improve your life and learn how to be a “get-to” person! Here are some power takeaways from today’s conversation: Changing your perspective from a “have-to” to a “get-to”. You always have the freedom to choose. Be intentional and purposeful. Your mindset may be holding you back from becoming your desired future self. Stop being reactive and start being proactive about what you do every day. Episode Highlights: [2:05] “Get-to” vs “Have-to”: Shifting Your Perspective The distinction between “get-to” and “have-to” is a simple one to make. It's a tactic to shift the mindset and get more out of life. Behavior comes before motivation; action comes before motivation. Shifting your perspective from a “have-to” to a “get-to” is an excellent tactic to get you into action. Think about the things you get to do and be grateful that you get to do them. [4:26] Everything You Do is a Choice You always have a choice in everything you do. Everything you're doing is a “get-to” option, a “get-to” behavior, a “get-to” activity. You don't have to do anything. That is when you have the decision to make. [8:24] The Fear That Life Will Come To An End Life will come to an end, and you will have regrets that you wished you had lived a different life. Make it a point to do it with passion and intentionality. Bronnie Ware, a hospice nurse, did research documenting the answers of her patients who were near death. Most people's biggest regret is not living the life they wanted instead of doing what they thought others expected of them. [11:07] There are Only Two Choices in Everything That You Do Ask yourself, "What if I didn't have to do it?" You have a choice in what we do. If you maintain a “have-to” attitude about it, then fear drives you, not faith. The choices you make are driven by fear or by faith. Notable quotes from the Episode: [2:20] “Behavior precedes motivation, or action comes before motivation.” [3:16] “When you change the way you look at things, the things you look at change.” [ 4:38] “By having this “get-to” perspective, you have a choice in every single thing that you do.” [10:16] “People are not living the lives that they intentionally want to live, they're living a “have- to” life instead of a “get-to” life. With these unforgettable stories, Adam highlights the importance of living a life with purpose. Notable quotes from the Episode: [08:04] “What is your vision? What are your goals? Stay aligned with your vision and goals.” [08:44] “It’s easy to say, ‘I want a raise’ or ‘I want to lose weight’ but it’s the inner work … it’s reminding yourself, hey, what is it I want?” [12:04] “Don’t go network. A Mastermind is an event for a small group of intentional individuals seeking to upgrade their lives and take “living the good life” to a whole new level. It helps bring clarity and leaves a significant impact on your point of view in life. Vadim Makhlis, a renowned entrepreneur, joins me to discuss what compelled him to attend a Mastermind and what he learned there. How will joining a Mastermind help you become wiser? Listen to this podcast to find out. Here are some power takeaways from today’s conversation: A Mastermind can leave a significant impact Find clarity if you feel lost Consider what you did and did not do We grow into the conversations around us Human connections are best made face-to-face Episode Highlights [1:02] Introduction to the Mastermind Wyatt and Vadim met at the second Mastermind. Vadim returned for the second because the first had made such an impression on him. He'd been keeping an eye on Geoff because he was the host of The Mentee at the time. [2:50] Why Vadim attended Vadim had left the automotive industry to start another company that was only loosely related to the industry, but he found it “numbingly dull.” He felt a little lost after leaving a job that compensated him well. He began to listen to Geoff and attempted to find his way. Then Geoff said something about the Mastermind that Vadim knew he needed. [4:38 ] Money concerns Vadim hesitated to join a Mastermind because of his finances, but a Mastermind was worth the price. What he learned made him his money back and more over the last five years. [7:16] A Mastermind forms small, intimate connections Vadim believes everything is better done face-to-face, if and when appropriate and possible. That is how you make human connections. Many of these connections have brought Vadim tremendous value over the years. We grow into the conversations around us. Notable quotes from the Episode: [5:42] “I look back on the things that I applied, and then I looked back on those things I didn't apply. And how both of those things have made me money and whatever else over the last five years.” [7:18] “There was a lot of value in the things that I didn't apply, and then came to see the wisdom of what I had learned but didn't apply, and then applied it the next time.” [8:39] “Anything that's done is done better face to face… You just make human connections that way.” Resources Mentioned: Connect with Wyatt Graves: LinkedIn | Website The Mentee Podcast: Website | Apple |…

It causes lower dopamine levels that lead to constantly seeking ways to achieve pleasure and satisfaction. [16:34] Choosing the Right Environment for Your Goals Find a happy place for each task and avoid situations you know will ruin your plans. Peter goes skydiving to provide him hours of focused thinking time from the dopamine, serotonin, and adrenaline he garnered from the activity. [25:18] The Proper Way to Deal with People with ADHD The body seeking dopamine may cause misbehavior in kids and adults with ADHD. We must not be quick to judge them as broken. Speeding up the results is always a tempting offer. However, speed often creates drag in our lives. The more we rush things, the more we drag the process down. This is a simple principle of aerodynamics. So in this episode of The Mentee Podcast, I invited Nick McLean, a real estate broker and trained airline pilot, to talk about this. He shares the importance of slowing down, committing to your routine, and trusting the process. Reduce drag in your life and reach your life’s maximum potential. Does this sound like something you need to learn? Tune in to this episode, and start getting rid of the drag impeding your life! Here are some power takeaways from today’s conversation: Stick to your routine. Eliminate the drag in life. Do not be ashamed of what you do. Push on despite impediments. Episode Highlights: [03:24] Nick’s Writing Regimen For Nick, writing his thoughts is an essential routine. Every day, he writes about his learnings and ideas, whether it’s about real estate, aerodynamics, or life. Then, he shares them through blogs, social media, and emails. It’s a productive routine, but it takes determination and some contingencies to stick to it. [15:15] How to Eliminate the Drags in Life People always like to speed up the process. However, the principle of aerodynamics teaches this: speed creates drag. Speed is oftentimes not sustainable, and this applies to many different pursuits in life. Writing improves with practice over time. Real estate investments take time to compound. Trust the process and slow down. [28:15] Transitioning to Real Estate Getting into real estate was not a quick decision for Nick. There was a lot of back-and-forths – a lot of drag. He did not want to acknowledge the salesperson in him, and a lot of people don’t. But once he did, he was able to eliminate a lot of drag from his life. There’s no shame in acknowledging what you do. [36:12] Pushing On Despite Impediments During the market recession in 2012, many real estate agents quit. However, those who remained and persisted were able to benefit eventually from the lesser competition. When you push on despite the impediments, the benefits compound over time. Notable quotes from the Episode: [16:10] “As you’re creating speed, you’re also creating drag.” [27:36] “Leaders are really good at pointing out problems and telling people they did it wrong. They need to be better at finding how to make it easier for them.” [41:13] “Survival equals growth in the midst of a recession.” Resources Mentioned: Connect with Wyatt Graves: LinkedIn | Website The Mentee Podcast: Website | Apple | Spotify Connect with Nick McLean: Website | Facebook | Email…

There are many ways to send out leads, but optimization is the name of the game. Ryan Corcoran, a medical-professional-turned-real-estate-investor, joins me to discuss real estate. We uncover what you need to know to follow up on leads, optimize your data lists, and the secret method that practically ensures that people respond to your letters. He also has an online course he created after realizing he was spending too much time answering questions. Ryan started at 21 and grew the units he owned from 0 to 240 in seven years. [11:47] How Ryan Buys Properties Ryan buys from direct mail marketing, which nets him up to a 50% discount. He then raises the down payment from private money investors, which earns him 8-10% in interest payments over 12-18 months as he rehabs the property. [14:40] Management and Operations Property management is an endless battle as you scale. He also told me that you can tell a good property manager from a mediocre one by the quality of their work as they manage more properties. [16:31] Ryan on Direct-to-Seller Marketing The open rate of envelopes goes up tremendously when handwritten, and Ryan tells me every letter he sends is handwritten. He super personalizes everything — something we can all learn! Research is critical so that you connect with the same person every time you send letters. Writing letters costs money, so it's vital to not sink money into nothing. [24:37] Building Mailing Lists Ryan pulls lists and figures out what works. He also uses different tools depending on what he intends to do, and the type of land he’s aiming for. Notable quotes from the Episode: [15:16] “The problem is when you get that large — and you know, this is really how you tell a really good property manager from a not so great one — the quality starts to drop.” [17:40] “So everything has been handwritten ever since I started because I always thought that if I'm going to send a letter to somebody, and it looks like it's a piece of mail that everybody else received, why the hell would I? I wouldn’t open it. I throw out those things all the time.” [32:30] “Money's not everything, but it makes life a whole hell of a lot easier.” Resources Mentioned: PropStream ListSource CoStar Connect with Ryan Corcoran: Instagram | TikTok | YouTube Connect with Wyatt Graves: LinkedIn | Website The Mentee Podcast: Website |…

So many of us keep on chasing success. We scramble frantically and hustle hard just so we can get a taste of financial freedom. But the more you chase success, the more it could elude you. Success is not something to be pursued; it’s something you attract. Diego Corzo, a realtor at Keller Williams Realty, joins me to talk about his journey to becoming a millionaire. I personally think you would tremendously benefit from the lessons he learned—from experience and mentors alike—on how to build wealth and achieve financial freedom. Here are some power takeaways from today’s conversation: Learn how to manage wealth Build passive income through real estate Determine your superpower Find and leverage market opportunities Episode Highlights: [12:19] Achieving Success Success is something you attract by the person you become. Before you become successful, you must first become someone who knows how to handle wealth. [16:58] Diego’s Mastermind Rat Race to FI helps people achieve financial freedom. What they do is walk them through the amount of cash flow they need to do what they truly want. Then, they teach them how to build passive income through real estate investing. [26:35] Finding Your Superpower Find your unfair advantage. Then, partner with someone with a different unfair advantage that can help you. Your unfair advantage in real estate can be time, knowledge, expertise, or money. [29:35] What the Future Holds Diego told me that wants to keep growing his brand and collaborate with other people. Collaboration allows him to reach and connect with more people. He also wants to build his team and automate their systems. Find opportunities through off-market deals. You could also consider dealing with foreclosure properties. Know how to negotiate the right deals. Finally, get lines of credit to leverage equity. [40:52] The Keys to the Vault Remember the six keys to becoming the person who achieves financial freedom: managing your personal finances, scheduling personal development, understanding the power of your peer group, setting goals with accountability, building a money machine, and investing in passive income. Notable quotes from the Episode: [08:34] “Knowing that I started from zero, the only way is up.” [17:28] “A lot of people feel like they’re stuck in their job or whatever they’re doing and they have to do it. But there’s a difference if you go from having to do something to you having the opportunity to do it.” [45:53] “Work on the internal part first because life outside is hard, but you have to take responsibility no matter what your circumstances are.” Resources Mentioned: Rich Dad, Poor Dad by Robert Kiyosaki Think and Grow Rich by Napoleon Hill Keller Williams Connect with Diego Corzo: LinkedIn | Website Connect with Wyatt Graves: LinkedIn | Website The Mentee Podcast: Website |…

The four pieces of Aaron’s wealth creation formula are: a) Investable income, b) Accumulation of assets, c) Leverage, and d) Time. [18:32] Automate Your Savings Pennies make dollars. No matter how much you are earning, always set aside a part of it. Make a separate savings account or use a good savings app. You can automate that “little” to be something greater for later. [25:10] Begin Before You Win Ask yourself: what is the lowest barrier to entry? Just enter the game. Begin before you try to win. Winning comes later. Once you learn how it works, you can aim bigger. [32:01] Build Your Credit Credit creates leverage. It opens doors of opportunities since it establishes that you can be trusted with those opportunities. When you build credit, you expand the limits of your financial reach. Don’t be afraid to use your credit card. [39:15] Design Your Future Learn to build a balance between the now and the later. The time equation to whole-life wealth is all about making trades between the present and the future. Be intentional in designing a better quality of life for yourself. Having a good present means actively working towards a meaningful future. [12:14] Developing Emotional Flexibility Practice emotional flexibility to help you handle tough situations. Any negative emotional event can lead to trauma. Trauma shatters your future and ties you to your past. Learn to reframe your emotions. Step out of your comfort zone. Being in the real estate business is not all sunshine and rainbows. Often, massive shifts in the market hit when we least expect it. But with the right mindset, knowledge, and innovation, it's possible to get back in the game stronger than ever. In this episode, Donnie Jarreau of Jarreau Real Estate joined me to talk about his journey of overcoming a market recession and onward to managing over $200 million worth of properties. Donnie and I will discuss how to guard your mindset during tough times and find leads beyond your market. Here are some power takeaways from today’s conversation: Understand why real estate is a numbers game Determine the mindset it takes to overcome a market collapse Find out the importance of knowing market trends Discover the secret behind thriving with a large portfolio Episode Highlights: [07:05] Doing Real Estate Amidst a Market Collapse The more calls and leads you have, the more deals you’ll get. You need to understand the continuously changing market trends. Delve into the market and know the returns. You must know what to do with your assets in different situations. It’s also critical to have the right team and partnerships. [23:02] Guarding Your Mindset Stop worrying. If there’s something you’re worried about, what can you do about it? Don’t let your worries emotionally drain you. Be transparent and truthful. [34:42] Finding Leads Beyond Your Market It comes down to your portfolio. It’ll also come naturally when you’ve been in the industry for years. But the most important thing to look at is the location. Then, you’ll need an underwriting team and process set in place. It’s a combination of work, numbers, and reputation. [38:18] Managing Deals with a Large Portfolio It involves a lot of emails and phone calls. Asset management involves insurance and tax assessment. It’s beneficial to acquire long-tenant properties and hire third-party contractors. [42:18] The Power of Relationships and Passion in Real Estate Building relationships is fun. It’s also about being able to come to work and loving what you do. Age is irrelevant; it’s never too late or too early to get into the game. Notable quotes from the Episode: [10:00] “Real estate is a numbers game. The more time, more calls, more leads, the more you’re going to be dealt with. So where others were working 30-40 hours a week , I was working 50 to 60, 70.” [24:42] “Be transparent and truthful. They’ll take you so far” [43:06] “If you are called, money will take care of itself. Find your passion. Find something you can’t wait to get to work. And if that’s not happening, you need to seriously look around and go do something else.” Resources Mentioned: Trump: The Art of the Deal by Donald J. Trump Regymen Fitness The Covery…
Do you want to become the best version of yourself? To live the life you want, you have to brave through discomfort and take intentional action. You can change the trajectory of your future just by becoming 1% better than yesterday. In this episode, I will dive into the lessons and takeaways from the book The Last Arrow . I will also discuss choosing to live fully, finding clarity, and what it takes to be an elite. Here are some power takeaways from today’s conversation: Live fully and intentionally. Change your past and future. Know how to become an elite. Become 1% better than yesterday. Live the life you want. Episode Highlights: [01:36] The 7 Categories of Setting Goals and Living Intentionally Are you where you want to be spiritually, physically, and according to your personal points of interest? How about in your key relationships, business, job, and finances? [03:40] Choosing to Live Fully You become a source of life for others when you choose to live fully into your God-given purpose and ultimate fulfilled life. Consequently, choosing to stay where you are could leave other people stranded. You can’t be somebody’s top five if you don’t take action. [07:58] Changing the Future I often think about the future as months or years from now. But even the next 8 hours is the future. If you want to change your past, change what you do in the next 8 hours. [09:22] Becoming an Elite Elites commit to taking action towards being the best version of themselves. Surround yourself with the right people, have the right conversations, and design the right environment. [11:14] Becoming 1% Better than Yesterday Change what you do over the next 8 hours. Do something that allows you to wake up tomorrow, knowing you did something to get 1% better. Then, make a habit of it. From there, you’ll become elite and live the life you’re seeking to live. Notable quotes from the Episode: [03:55] “When you choose to live fully, then you become a source of life for others.” [06:24] “If you don’t get clear on everything that could be, for your life, or you get clear but you don't take action, then you’re leaving the people who you would be part of their five—you’re leaving them stranded.” [08:48] "If you want to change your past, change what you do in the next 8 hours because come tomorrow, today will be your past. Lead generation is easier than ever with ads and marketing campaigns. But once you get leads, how many get converted into sales? If you’re spending too much on generating leads with no progress in conversion, it’s time to do something about it. In this episode of The Mentee, William Brown of TitanX shares how to elevate your sales funnel with AI. We’ll discuss the importance of knowing who to convert and how to apply the 80-20 rule to leads and revenue. Here are some power takeaways from today’s conversation: Know how AI can improve your sales funnel Use the 80-20 rule for sales conversions Find out where to establish a connection in your website Determine who’s worth converting Episode Highlights: [11:19] The Power of AI Currently, AI is widely used to support social media by stealing our attention and selling it to advertisers. It’ll be more beneficial if people have their personalized AI. [15:10] The 80-20 Rule Lead generation doesn’t instantly translate into conversions. 20% of your leads will generate 80% of your revenue, so make sure you know who’s worth converting. If you want to know which lead can convert, consider the following through a live chat: Motivation Timeline Conditions Asking Price [23:27] Improve Your Funnel Your ads and posts should consider a CTA that’s immediate. Consider an AI virtual assistant to create a live automated conversation with sellers. There are three points of contact on a website: Live chatbot Contact number Filling out a form AI can be considered as an Acquisition Manager. It can prioritize potential conversions based on qualifications and schedule corresponding follow-ups. [32:54] Where AI Technology is Today Chatbots use a menu of choices and queries. OpenAI and GPT can converse more naturally. But these two options have their limitations. The former is limited to the number of choices, while the latter’s responses can’t be fully controlled. [37:35] Converting Leads Generating leads is easy, but conversion is hard. If you struggle to convert your leads, you must invest in services like CLAIRE to help you convert them. Notable quotes from the Episode: [20:05] “It was all about who we chose to spend time with, [and] following up with, because as you scale up, the amount of leads you want to do, they don't necessarily just convert into closed deals. You have to have somebody there to convert them. And that person…has to know who's most worth converting.” [34:22] “We're filling the gap in the market of the hybrid, where you give the consumer…the user fully natural, flexible conversations and you give the company transparency and control over what is said.” [37:44] “Generating the leads is easy, converting them is the hard part.” Resources Mentioned: Bigger Pockets Podcast Bigger Pockets Episode 77 with Michael Quarles TitanX Connect with Will: Email I…

That fear is the real thing keeping you stuck.” [29:11] “Identity is simply the story that you tell yourself…That's the story that you're telling yourself about your identity. If there’s one thing business owners can agree on, it’s that we could all use a little more time in our days. You’re probably looking for ways to automate workflow and save time and money. Here at The Mentee Podcast, we know business owners wear many hats. Automation can help your business and give you back some precious minutes (or hours!) each day. In this episode, John Klingelhoets and I talk about robotic marketing and how it could help you obtain, farm, and convert leads. Here are some power takeaways from today’s conversation: Gather reliable data and leads. Follow your investment criteria carefully. Figure out how to try out a business idea. Make small pivots. Create and evolve your lists. Episode Highlights: [11:32] How to Find More Deals Build your own lists to find more deals. You can access public datasets, comb through them, and narrow them down according to your niche. [14:13] Property Management Get information from the current owner. Factor in the property management. Then try looking at the actual dollars and considering the debt coverage ratio as well. [21:10] From Handwritten to Automation They tried to replicate what they were doing manually through automation. What’s important is to get people to open the envelopes. If you have a business idea, figure out a way to try it. You can see business success in small pivots. [26:06] Writing Your Letter A typewritten letter is recommended. Here are some guidelines: Use fonts that aren’t too small or too big. Keep it short. Start with an introduction, the purpose of the letter, then a call to action. Make it feel personal. [29:26] Farming Your Leads Make sure your data is solid. Aim for 1000 to 1500 leads. Send mail at least every month. Keep evolving and mailing your list. And then look at the collective response rate in the long term. You can expect around a 1 to 2% response rate on your lists. Notable Quotes: [13:36] “We really just dove deep into the data and tried to just look at it in different ways. And the original source data, look at it in a little bit different ways that other people might not be.” [18:21] “If you’re going to have to get financing on it, you want to make sure that you’re going to smoothly go through that process and not have something that’s just teetering on the edge.” [22:50] “What we did is we tried to really take the process we were doing manually and replicate it in a way that we could do it faster for ourselves.” [41:25] “If you do send normal direct mail, you’re gonna get a horrible response rate. And what we found with robotic marketing is that when you send out a quality mail piece, you’re getting at a minimum of about a 1% response rate at an absolute minimum.” Resources Mentioned: John Klingelhoets: Instagram and Email Robot Ink Marketing:…

And so, he reached out to Jeff Woods and asked if he could take over the podcast because he’s passionate about it. [08:20] Wyatt’s Journey He’s been an entrepreneur his whole life. For 20 years, he has been connecting with high level mentors who influenced his success. He wanted to help others live their good life. It wasn’t an easy journey. But having a community of mentors helped him to overcome struggles and attain success. [16:06] How Wyatt and Jim Met When Wyatt met Jeff in 2017, he was exposed to Jim Rohn’s quote, “You are the average of the five people you spend the most time with.” Jeff had started the podcast to document his journey from employee to entrepreneur. When Wyatt heard that Jim Rohn quote, he decided to go all in and went to a goal setting retreat. Through that connection, Wyatt came to inherit The Mentee Podcast. [18:44] The Inner Circle Mastermind Community People struggle to find and connect with mentors. They discovered people want more coaching, increased access to mentors and opportunities to have conversations with them. That became the foundation of the Inner Circle Mastermind Community. [27:36] Sources of Goals Goals come from three sources. First is exposure to new knowledge, opportunities, and insights. Second is the desire to achieve them. Third is having the confidence to go do it.Confidence comes from successes. And to have successes, you need to take risks. Connecting with the right people creates a culture of encouragement. It allows you to get clarity on what you want and gain the courage to take risks. [30:00] What’s In Store For The Podcast The Mentee Podcast and the Inner Circle Mastermind Community seek to expose people to new ideas and ways of living. What do you want? You may think, “Success!” But what does success really mean? Have you ever sat down and thought about what you want? What would your dreams be if you didn't have social media, marketing, or even family trying to influence your dreams? Here at The Mentee Podcast, we understand that you must fit into society. But equally important is being true to yourself. In this episode, I talk about a speech I gave to a class entering high school. Whether you're a teenager graduating from school or an adult working a day job, everyone is in a state of transition — and the lessons are timeless. Here are some power takeaways from today’s conversation: Know who you are. Identify what you want for yourself. Your ego protects you, but it’s just as vital to be your true self without ego. Don’t listen to the drunk monkey! Define your future with intentionality. Episode Highlights: [05:58] The Good Life Wyatt recommends that you ask yourself: Are you happy? Do you like yourself? Understanding your identity is something you need to have a deep relationship with; we're bombarded daily by noise, marketing, social media, and clickbait that try to influence what we want. The good life is what you want it to be — the critical element is that you choose. Success is what you want, so when you get what you want, then you're successful. Therefore, it's critical to identify and clarify what you want. [09:07] What Do You Know? It’s not about working hard; think hard and get clear on your future self. The world is so broad; see more of it, and the more experiences you have, the more choices you have. Once you know what you want, choose your relationships with intention. Find people who are successful, and get in a relationship with them. By interacting with them, you slowly become like them. [12:41] Create Your Environment You don't decide your future, but you choose the behaviors and habits that define your future. Part of that is your environment. If you control your environment, you can control your future. However, some people settle into environments that others create for them. Some, like children, have no choice. School systems can help reshape children's environments to guide them to success. As adults, you can create your preferred environment with intentional action. [20:04] The Drunk Monkey Everyone has a drunk monkey on your shoulder that tells you that you aren't good enough. It's a trick. The negative thoughts you have come from that drunk monkey. When you feel shame, your ego protects you from it. It can protect your true self and help you fit in, but your true self is who you should be. You can't always be your true self, but it's essential to know when to be true to yourself and when to live from your ego. Approach your life with intention, and you can create the future you want. Are your habits based on your identity or the results you want to achieve? Our habits must be tied to the identity we want instead of results. What we perceive as discipline is what happens when a person's habits and goals align to their identity. Here at The Mentee Podcast, we all want to be consistent with our goals, but sometimes life can lead us astray and we stumble as we try to achieve our dreams. In this episode, Wyatt Graves, Host of The Mentee Podcast, talks about his coaching session with Ron Podolski and how he learned to celebrate all kinds of wins, practice gratitude, and build identity-based habits. Here are some power takeaways from today’s conversation: It takes a mindset shift to train high-quality leaders and elevate one’s business. Always remember to celebrate not only big wins but also small ones. Place the order of what you want to happen and achieve with the universe. A coach is helpful in reminding us to get back on track with our goals. Tie your habits to the identity you want to achieve for yourself. [00:50] Coaching Call with Ron Podolski It's been a month since Wyatt last talked with Coach Ron Podolski. Last year, Wyatt clarified his goal of leading a team of leaders. He has always been on the front lines of his business. However, he later realized he needed to shift his mindset to elevate his leadership, scale, and lead highly talented people. [04:18] Celebrate Wins and Practicing Gratitude After reaching a milestone he's been dreaming of for years with his business, Wyatt went “business as usual”. It's important to celebrate not only big wins but also small ones — a win is a win. You have to place your order with the universe to receive, because placing the order means clarifying your vision and acknowledging your desire. [09:56] Success Leaves Clues Wyatt remembered a Facebook post from a friend who realized that the people who consistently went to the gym with her were all successful. Discipline happens when people have aligned their actions and goals with their identity. Try to think about your identity and the habits that would propel you toward your future self and the identity you want.
